What is an ADU?
In 2020, the Governor of California's approved bill AB-68, which opened the doors for multi-family homeowners statewide to add additional dwelling units (ADUs) to their properties.
You may have heard ADUs referred to by various names, such as granny flats, mother-in-law units, backyard homes, carriage houses, secondary dwelling units, or, as we fondly refer to them, "greendev." These versatile living spaces have a rich history and have evolved to meet the changing needs of homeowners over the years.
Why Should I Care About the AB-68 Bill?
It accelerates plan reviews, prevents local agencies from imposing strict requirements, offers greater flexibility in size and setbacks, and allows ADUs in multi-family units and duplexes.
Notably, it prohibits 'Impact Fees' for ADUs under 750 sq. ft., permits multiple ADUs within existing multi-family structures, and allows for up to two detached ADUs on a multi-family lot.
It's important to note that specific ADU rules and regulations may vary by city and county as they respond to the statewide legislation.
